ADMINISTRATIVE RESPONSIBILITIES FOR LEASE/FOR SALE PROPERTIES INCLUDING BUT NOT LIMITED TO FAXING INFORMATION/DOCUMENTS, UPLOADING INFORMATION AND PHOTOS TO WEB SITE(S), COPYING, FAXING, SCANNING INFORMATION TO TENANTS AND PROPERTY OWNERS. SCHEDULING APPOINTMENTS FOR PROPERTY MANAGER AND EMPLOYER . SCHEDULING INSPECTIONS, REPAIRMEN, AND THE LIKE. MAINTAINING ACCURATE FILES FOR LEASING TRANSACTIONS. PREPARING ADS, ORDERING SIGNAGE AND SUPPLIES, DIRECT MAIL, AND OTHER FORMS OF ADVERTISING FOR RHONDA KRENZER AND CHRIS LAMOUREUX. FROM TIME TO TIME YOU MAY BE REQUIRED TO MAKE COPIES OF KEYS AND DROP BY DOCUMENTS TO LOCAL COMPANIES.ASSISTING THE PROPERTY MANAGER WITH THE MAINTENANCE OF EXECUTIVE PLACES, KRENZER PROPERTY MANAGEMENT, COLLEGEWOOD APARTMENTS, AND SUBDIVISION/HOA WEB SITES INCLUDING BUT NOT LIMITED TO UPDATES OF VACANT PROPERTIES, INFORMATION/CONTACT CHANGES, POSTING OF INFORMATION ABOUT SUBDIVISION/HOA ON SITES, PRICE CHANGES, PICTURE UPDATES.PROMPT RESPONSE TO ALL MAINTENANCE CALLS FOR EXECUTIVE PLACES, KRENZER PROPERTY MANAGEMENT, AND COLLEGEWOOD PROPERTIES INCLUDING NOTIFYING OWNER OF REPAIR ISSUES AND CO-ORDINATING REPAIR PERSON WITH TENANT.MAINTENANCE OF VACANCIES FOR KRENZER PROPERTY MANAGEMENT AND EXECUTIVE PLACES INCLUDING BUT NOT LIMITED TO ONCE PER MONTH UPDATE TO PROPERTY OWNER VIA E-MAIL OR PHONE. FOLLOW-UP ON ALL TENANT PROSPECTS TWICE EITHER VIA E-MAIL OR PHONE AS PER THE PROPERTY MANAGER.ORGANIZE & MAINTAIN ADEQUATE NUMBER OF KEYS AND ACCURATE NUMBER OF KEYS FOR EACH PROPERTY UNDER MANAGEMENT. WE SHOULD HAVE NO LESS THAN (4) KEYS PER PROPERTY - (2) GIVEN TO TENANTS AND (2) IN OUR POSSESSION TO BE USED FOR SHOWING AND REPAIR/MAINTENANCE ISSUES. MAINTENANCE OF ADEQUATE GATE CLICKERS, GARAGE DOOR OPENERS, AND THE LIKE FOR EACH PROPERTY UNDER MANAGEMENT.MAINTENANCE OF ACCURATE AND ORGANIZED FILES ON EACH PROPERTY INCLUDING BUT NOT LIMITED TO PROPERTY MANAGEMENT AGREEMENTS, RENTAL APPLICATIONS, LEASES, MONTHLY STATEMENTS, REPAIR/MAINTENANCE INVOICES, ACCURATE CONTACT INFORMATION FOR PROPERTY OWNERS AND TENANTS INCLUDING BUT NOT LIMITED TO HOME, CELL, WORK PHONE NUMBERS AND E-MAIL ADDRESSES. REMOVAL AND STORAGE OF PREVIOUS YEARS DOCUMENTS IN BINS UPSTAIRS IN ALCOVE FOR (7) YEARS. **MAKE SURE ALL INFORMATION IS IN QUICKBOOKS ACCOUNTING SYSTEM**PAYING ATTENTION TO THE DETAILS - THEY ARE THE SUCCESS OR FAILURE OF ANY BUSINESS. THIS INCLUDES BUT IS NOT LIMITED TO INSURING ALL TENANTS HAVE WHAT THEY NEED WHEN THEY NEED IT PRIOR TO MOVING INTO A PROPERTY UNDER MANAGEMENT. ACCURATE UTILITY AND CONTACT INFORMATION, SCHOOL INFORMATION, PROPERTY INSPECTIONS TO INSURE ALL REPAIRS/MAINTENANCE ISSUES ARE SOLVED AS QUICKLY AFTER MOVE-IN AS POSSIBLE.MARKETING OF COMPANIES AND PROPERTIES INCLUDING BUT NOT LIMITED TO DEVELOPMENT OF SOCIAL MEDIA, DIRECT MAIL, WEB SITE ADVERTISING, PRINT ADVERTISING, DELIVERING BROCHURES AND MARKETING MATERIALS TO CHAMBERS OF COMMERCE, BUSINESSES, AND THE LIKE.

ASSISTING THE PROPERTY MANAGER WITH PROACTIVE LEASING AND MANAGEMENT OF PROPERTIES UNDER MANAGEMENT. SIXTY DAYS PRIOR TO THE END OF THE LEASE TERM FOR TENANTS YOU SHOULD BE CONTACTING THEM TO FIND OUT IF THEY ARE LEAVING AT THE END OF THE LEASE TERM, EXTENDING THEIR TENANCY AND FOR HOW LONG, COMPLETION OF NEW LEASES REFLECTING THEIR NEW TENANCY IF LONGER THAN (2) OR (3) MONTHS.
